What is Asbestos
Asbestos is six naturally occurring silicates with long, thin fibrous crystals which are highly resistant to heat and chemicals. Once processed the attributes Asbestos Containing Materials (ACMs) were quickly untilised in a whole range of products including - Cement & cement sheets, Floor & Ceiling tiles and Insulation Products.
The list is never ending with Asbestos Containing Materials used in nearly every building from the 1940's to 1970's. Although there use was in decline these materials were finally banned in the UK in 1999.
FACT: Asbestos kills approximately 4000 people a year in the UK.
That’s more people than on the country’s roads each year and this number is still on the rise. Ensuring your property has an up to date asbestos survey and employees receive suitable & sufficient training can help in reducing the number of people affected.
Any property built or refurbished before 2000 should have an Asbestos Survey completed especially if there are structural works which need to be done.
Property Management companies and Facilities Managers Should ensure they have an Asbestos Management Survey to ensure they do not put employees, contractors or other relevant persons at risk in accordance with HSE L143 Control of Asbestos Regulations 2012. Approved Code of Practice and guidance
There are generally two types of asbestos survey, namely an Asbestos Management Survey and a Refurbishment and Demolition Survey, although the latter two can be separated dependent on what level of works are proposed to a premise.
Management survey: this type is designed to help the ‘responsible person’ manage any Asbestos Containing Materials (ACMs) that may be found in accordance with article 4 of the Control of Asbestos Regulations 2012. A non-intrusive survey identifying the location and type of ACMs the report will provide recommendations where appropriate.
Demolition Survey: a fully intrusive survey of this type is essential before any demolition or major work is undertaken.; it is used to identify if there are any ACMs present. Once identified these materials can then safely be removed and properly disposed of before works begin.

L143 the Approved Code of Practice for asbestos states:
"Employers have a duty to ensure that the information, instruction and training given to their employees is adequate to allow them to safeguard themselves and other employees and to carry out their work with asbestos effectively."There are three main types of information, instruction and training. These are - Asbestos awareness (this can be delivered via e-learning) Non-licensable work with asbestos including NLW Licensable work with asbestos
